Five Reasons I’m Encouraged About the Research Triangle Region’s Future

Last year, the world said goodbye to a long list of entertainment icons, Britons opted to leave the European Union and an alarmingly caustic tone crept into our own national politics.

Closer to home, a deadly hurricane and massive forest fire punished North Carolina’s landscape. HB2 made the state’s economy ground zero in the latest culture wars. The social legislation complicated the richly competitive process by which urban destinations like Durham and Raleigh vie for Knowledge Age companies and workers.

Still, there is much to be optimistic about regarding the long-term direction of the Research Triangle region in 2017 and beyond. Here are five reasons I am hopeful about our future:

McCandless Crossing Shopping Center Near Capacity…

Except for a few storefronts and a parcel of undeveloped land, the sprawling McCandless Crossing shopping center along McKnight Road is near capacity, according to the project’s developer.

The latest addition to the mixed-use complex in McCandless — Paint Monkey, which features painting classes and parties — opened earlier this month, said Anna Dougherty, spokeswoman for AdVenture Development, based in Selma, N.C.

In October, a Texas Roadhouse steakhouse opened along with the independently owned Rue Boutique, which sells apparel for men and women, beauty products and home furnishings. Since the spring, a Deer Creek Winery outlet, the Gifted Hands Gift Shop, Burgatory, Chipotle and The Joint chiropractic center have been added to the mix.

Deer Creek Winery Prefers Centers

Anyone seeking to sample some of Deer Creek Winery’s roughly 20 varieties will come up dry at the local liquor store or bottle shop. A search over at the local shopping center, however, could yield a happy result.

Rhonda and Denis Brooks knew in 2009 when they launched their Pennsylvania-based winery that they wanted to interact directly with their customers, so that they could share their stories and their passion for wines. But a visit out to the nearly 100-acre winery, in Shippenville, Pa., some two hours from Pittsburgh, was anything but convenient for many. The winery would have to go out to these customers, as it were. “We started with the retail locations because people were asking us for them,” said co-owner Rhonda, who is married to Denis and is speaking for this article. “We kept hearing people say, ‘Oh, I wish it was closer.’ ”

The couple tested their mall strategy in 2010 with a kiosk at Clarion (Pa.) Mall that wound up doing very well. Today, besides the main winery, the company operates five stores across the state, the most recent of which opened in September at McCandless (Pa.) Crossing, about 10 miles from Pittsburgh. The others are at Beaver Valley Mall, in Monaca; Clearview Mall, in Butler; Kohl’s Plaza, in Hermitage; and The Mall at Robinson, in Pittsburgh.

“We had several national retailers to start off the [McCandless] project, and then we were really looking for some smaller businesses to bring that local flavor into the development,” said Anna Dougherty, marketing and social-media coordinator for Adventure Development, developer of the 1.2 million-square-foot, mixed-use McCandless Crossing project. Deer Creek Winery not only fit the bill but also offered shoppers an interesting experience, Dougherty says.

New Businesses Coming to McCandless Crossing

…At McCandless Crossing, Texas Roadhouse is quickly taking shape and three more tenants are working quickly on their spaces.

Rue Boutique will settle into the space between Burgatory and the European Wax Center. Across the street, Deer Creek Winery is well on the way in the shop between Hello Bistro and Gifted Hands.

While in the first watch corner of the crossing, Paint Monkey is setting up shop, getting ready to host the growing craze of wine and painting parties.

As for when things will be opening, they are hoping to be cooking steaks at Texas Roadhouse by mid-October. As for Rue, Deer Creek, and Paint Monkey, they all expect to be open by Nov. 1.

Economic Development Trip

A delegation of twelve community leaders from Johnston County traveled to Covington, Georgia recently to learn about the impact that major economic development projects have on local communities.

“It was a great learning experience,” said Rick Childrey, president of the Greater Smithfield-Selma Area Chamber of Commerce. “The Novo Nordisk and Grifols expansions will have a positive effect on every business in Johnston County.”

Novo Nordisk has just started construction of a $1.8 billion insulin-production facility across Powhatan Road from its current plant. Grifols is adding a $250 million addition to its US 70 campus. Thousands of construction workers will be in the area over the next several years prior to the addition of several hundred new permanent jobs.

“With over 3,000 employees relocating to our area during the four year construction period, it is important that our County and Municipalities adequately plan for its economic impact. During the peak of construction, the two nearby sites will have the same population as the Town of Benson” said Johnston County’s Economic Developer Chris Johnson, who organized the trip.
